Complete Residential This term is used to describe the amount of information included in a set of working drawings. Drawings shall address building code concerns in the area to be built. This includes site plan, grading/site drainage plan, floor plan, foundation/detail plan, framing plan, structural details, cross section and elevations. All standard light wood frame construction building codes are addressed with these plans. Clearances and site restrictions indicated by owner/builder should be addressed in these plans. Review of agencies and engineering requirements will be address from these plans. Example set of residential drawing is shown? Plans for submittal must address any structural concerns that are not conventional wood construction. Included in these plans must be energy conservation documentation. Local land use limitations, earthquake faults, geological hazards, flood zones, fire and wind restrictions must be addressed if they apply. Building Department may require soil or structural engineering if the light wood frame standards are exceeded. Due to the uncertainty of how much information may be required by building and local government agencies the cost accrued may not be predictable. My years of experience will help wade through all the requirements that are needed to be addressed in the submittal plans. Years of work in the construction trades have given me a chance to work with many engineers and building officials. The final approval of plans depends on providing the correct information to them. |
